Question: Where will my property be advertised?

Chalmers Properties advertise all of our properties on the leading internet portals including, as well as our own website and social platforms. We will also erect an advertising board outside the property or at the best visible location to ensure your property is receiving maximum exposure.

Question: How will you ensure my property is let quickly?

From our initial appraisal consultation, we shall have discussed an accurate rental valuation, which is based on key factors involving the properties; location, condition & presentation and target market.

This shall be coupled with the extensive exposure through leading portals such as Rightmove along with cross referencing with our client database will present your property to the correct audience. We wish to minimise our client’s potential void periods and therefore strive to source the correct calibre of tenant for your property as quickly as possible.

Question: How quickly can a prospective tenant see or view my property?

Generally within 24 or 48 hours – assuming the property is vacant. Chalmers Properties understand that protective tenants may not always be available the traditional hours of 9-5 and therefore we cater for both evening and weekend viewings which means our services are geared to helping you let your property faster through a proactive and client focused approach.

Question: What do you do if a tenant fails to pay the rent?

Chalmers Properties can offer rent insurance on tenants who have passed a stringent credit and referencing process, in the region of £12 per month. Whilst we are transparent and state that renting your property can be a risk, it would be of our opinion that we wish to minimise that risk.

At Chalmers Properties, it is imperative we source the correct calibre of tenant and not operate on ‘first come, first served’ basis which can result in a poor vetting procedure and potential problems later in the tenancy.

Question: How do I know if my property is being looked after correctly?

Chalmers Properties carry out regular interim inspections of your property every quarter.

A full report is logged on our management software and our landlords can request copies at any time. These intern inspections work in tandem with our photographic check-in and check-out inventories Should there be any issue with your property, then we will contact you immediately.

Question: What is the situation if a problem or issue arises at my property?

Chalmers Properties have a tailored management service for each of our landlord clients and therefore we aim to ensure your instructions are followed closely regarding any maintenance issues required.

Chalmers Properties will only instruct repairs within a financial limit set by our client – unless it is an emergency.
